There are a number of real estate agencies out there who have the mentality of “Sell Sell! Sell!” no matter what the circumstances are and do not stop until you make the sale. While this can be a respectable position to take and can definitely yield more cash in your pocket, there really is a code of ethics that any reputable agent should adhere to.

Now that we have talked about going through a professional home inspector before any deals are made, I will give you an example of a recent sale that one of my agents was involved in. A couple had their eyes on a beautiful 3 bedroom condo and everything looked absolutely perfect from the outside and did not feel the need to have any further inspections other than their own before wanting to make an offer.
Now he could have avoided having an inspection done, but that is not what we stand for here and he would not go through with the sale before hiring a professional to take a look and can you guess what happened?
Yep, the insulation and work done below the roof of the house was a mess. There was rot and mold due to neglect in the past and the couple refused to purchase the home until the work was done by a professional roofing contractor. Properly installing asphalt or metal roofs is extremely important to the foundation of any home or building and greatly increases the value. Unfortunately there are a variety of shingles styles that were designed to appear like they are made from the highest quality of materials but in reality are cheap and are made just for aesthetics.
If you want to make sure your roof and property maintain their maximum value potential, storm and weather proofing is a great way to increase the lifespan, and value, of any home.
Don’t EVER try to deceive your clients. It will only hurt your image, and income, in the long run.
In addition to taking the time to ensure that everything checks out with the actual home you are buying, it is important to also take a look at the land and property that it is on (if this applies of course). The value of the home or building is obviously the most important thing to look at and make sure is in order, but taking the time to have the land and property inspected and analyzed can help save you lots of money down the road.
Price VS Value
Having an awesome property is also a great selling point for any agent as well. You can always tell when a homeowner took care of their lawn or land pretty much right off the start. When you own a home, hiring a reputable tree service company or contractor is always a huge selling point down the road if you decide you want to sell. You wouldn’t believe how much people really care about the land that their home is on and can be a make or break scenario is some more extreme cases.
It’s important to consider these things as well as everything else that we have talked about so far when you are trying to professionally determine the Price VS Value of your sale. The only way to get as close as possible to the right amount is to have everything inspected and looked at by a professional home or building inspector and make sure that you keep record of all of the paperwork.
If you are like most other agents and/or home buyers and aren’t going through an auction sale, there are a few things that should always be done before making any final deals. After the many years of experience that I have behind me, it still amazes me how many people neglect to have a proper home or building inspection done by someone who is licensed and insured.
More that Meets the Eye
Now this may or may not come as a shock to you, but not everyone is as honest and trustworthy as we would like to imagine and this is especially the case for those who are selling their home. Even if you don’t go through an auction and can fully inspect the house yourself, it is always important to have a professional home inspector do a full inspection and make sure everything is in working order.
If things don’t come back looking so good, make sure you hold the seller and their agent responsible.

When someone is paying in cash that eliminates the entire process of going through a loan and makes the deal, and your life for the day, a heck of a lot easier.
This idea has been around for years now and should not be news to any experienced realtor, but you would be surprised at how many people don’t consider the benefits of a quick sale.
One of the biggest changes in pretty much any marketing business you see today is the implementation of technology and other digital sources into your strategies. An entire book could be written on the different digital marketing strategies that are used today by the most successful real estate agents in the country.
Just like any other industry, you have to keep up with modern technology and resources in order to stay competitive.
